Harrington Brooks buyout opens up 50,000 sq ft in Sale

Office space of around 50,000 sq ft at Jackson House in Sale is likely to become available following the administration and purchase of personal insolvency group Harrington Brooks, Place North West understands.

Administrators at Deloitte were appointed at the group, which includes One Advice, HB Financial Solutions, Open-Door, Harrington Brooks Limited, and Harrington Brooks Group, last month. All the businesses, which provide a variety of debt management plans and PPI claims, were based in Sale.

A deal was agreed with Trafford Park-headquartered Think Money Group to buy these businesses out of administration on 13 April, saving around 320 jobs.

Harrington Brooks was one of the key tenants at Commercial Estates Group’s Jackson House, situated on the corner of Sibson Road and Washway Road and one of Sale’s most prominent offices.

It is understood staff are due to relocate out of Harrington Brooks’ space to move to Think Money’s headquarters, opening up between 50,000 sq ft at Jackson House for new tenants.

Along with 8,000 sq ft that is still available, and a further 14,000 sq ft to become available after equipment supplier Chep moves out later in the year, there will be around 72,000 sq ft coming back to the market at the 120,000 sq ft building.This includes 58,000 sq ft over the second and third floors.

The building, which has floorplates of 30,000 sq ft and is owned by Commercial Estates Group, is likely to command a rent of around £16/sq ft.

Other tenants at the building include property consultant AA Projects, which this week completed a management buyout with 10 of the company’s directors taking control of the business.

Sesame Bankhall also agreed a 10-year lease on the building’s top floor last May, taking 14,400 sq ft. Other tenants include Close Brothers, IBM, and Ralli Solicitors.

CEG will invest in the building this year with the creation of a business lounge and cafe, as well as a refurbished reception and common areas.

Savills and Canning O’Neill are joint agents acting on behalf of CEG. CEG was approached for comment.
