Green belt resi site comes to market
A former Dairy Crest production site in Neston, south Wirral is coming to market with change-of-use consent for housing with a guide price of £750,000.
The planning team at Matthews & Goodman Liverpool, headed by Neil Culkin, obtained outline planning consent for the development of up to 10 residential units unrestricted on the former dairy site at Fiveways, near Neston village centre earlier this year.
The one-acre site is situated within the green belt, but has previously been developed with industrial buildings which have been vacant for some time. The site was initially marketed as an industrial redevelopment opportunity however, following changes to National Planning Policy Framework, Matthews & Goodman advised the owner to apply for residential planning consent.
Matthews & Goodman's national business space team in Liverpool has been retained to sell the site which extends to 1.09 acres.
Robin Evans, associate, said: "We have already received significant interest from residential developers and anticipate announcing a sale of the site very shortly."
Interesting test of resi market. Did this change use without application under new NPPF?
