Great Places lodges £34m Stockport plans
Comprising 144 apartments, the scheme is the latest residential proposal to come forward within the Town Centre West regeneration zone.
Great Places Housing Group has submitted plans to Stockport Council to build the £34m project on a site on the corner of King Street West and Chestergate, next to Capital & Centric’s Weir Mill scheme.
The site is currently occupied by a children’s activity centre, a surface-level car park, and former newsagents and sits within an area undergoing extensive transformation.
Part-funded by Homes England, the Chestergate development will see the brownfield site transformed into a mix of one and two-bedroom apartments, which will be available for affordable rent and to purchase via the government-backed Rent to Buy scheme.
Paddock Johnson Partnerships is leading on the scheme’s design.
Nick Gornall, director of development at Great Places, said: “The plans are the culmination of two years working closely with the council and other partners to ensure the proposals complement the Mayoral Development Corporation’s aspirations to develop Stockport’s Town Centre West area into a residential location of choice.
“Chestergate is our second proposed development in the area marking a significant investment into the local area which benefits from all of the attractions and connectivity in the town centre whilst adding to the wider sustainability of the new neighbourhood.”
Subject to planning approval, construction work could begin before the end of the year, according to the developer.
As well as Capital & Centric’s mill redevelopment, other projects in the immediate vicinity include the revamped Stockport Interchange, and Stockport 8, a proposed 1,200-home neighbourhood.
Slightly further south on King Street West, Great Places recently secured approval for 73 affordable apartments.

Not a single balcony. Why? There’s no justification for depriving its occupants of a little private outdoor space. I thought housing associations had more of a social purpose and were more concerned about ensuring their housing is quality and meets the needs of their tenants, not cutting corners. Good to see a town centre site being regenerated but it looks cheap.

Sounds marvellous. We obviously require more housing especially in run down areas. However what about our failed shopping precinct, is this going to be overrun with leisure, offices, housing etc? We have no reasonably walkable supermarket or dress shops!!!!!! It appears to Stopfordians that the area is being regenerated to suit the younger generation mostly. It certainly looks impressive the work done at the present time. What about Stockport Village next to the Plaza which has been vacant for years and is an eyesore?

Regeneration of stockport Is good but is an area packed with apartments a family friendly environment? All the apartments are great for professional couples but families? I hope the council are building clinics also that can house GP’s and pharmacies plus schools and youth clubs because with the hundreds of apartments I assume they do actually intend families to live there?

Rebecca – we need a healthy mix of apartments and houses in an area. There are plenty of houses for families across Stockport, but not enough apartments to attract young professionals who want to live near transport links.

They can. Many families prefer a house with a private garden though. That’s where townhouses with private rear gardens in urban areas come in.

SW – there are lots of houses with gardens already in Stockport. It would not be viable to build these in a town centre location.

At least it’s a purpose built block of flats, rather than one of the many office blocks in the area that have been turned into flats. Having said that, the proposed flats look needlessly drab and boring and I doubt there is any sort of community garden.

You what to spend some money on the property you have got now and bring them up to satisfaction places to live in I have live at orchard court for 9year and I have seen nothing done to wear I live but you what to spend millions on a apartment don’t you think you could ask your tenants what they think about all the money your thinking about spending

Please re-read my comment. I was referring to townhouses. Since these are higher in height, you can terrace these, therefore using less space. Many town centres have private gardens interspersed with apartments blocks. It makes for a more diverse demographic and creates opportunities for intergenerational mixing.

Great 👍 I look forward to seeing this development after such a prolonged period of watching the existing buildings crumble after decades of neglect, the child play centre is a mess and the previous tenants did a lousy job of taking care of the building. I’ll be glad to see it go. The only problem I can see are the bus garages nearby which won’t be very nice to live near.

Get rid of the outdated precinct & put it back to a road though a narrower one with apartments either side above cafès,bars etc that run down to the river.Use part of one end as private parking for the flat owners.

Stockport really needs to sort out the mess that is Merseyway shopping centre and ASDA / MSCP over the river. Knock them both down and look towards Bury and Rochdale, the town centres have both improved dramastically over the last 10 years.

What stockport needs is 3 bedroom. Not more poncey “apartments” that no one in the area can afford! Stop trying to out price people who are actually from the area!!
