Genesis proposes 95-home Cumbrian scheme
The Penrith-based developer wants to build 95 properties on 12.5 acres north-west of Frizington Road in Cleator Moor.
Planning consultancy SRE Associates applied to Copeland Council on Genesis Homes’ behalf, and AFL Architects designed the houses for the scheme.
Westwood Landscape Design is the landscape architect for the project.
A market housing mix of four two-bed, 26 three-bed, and 53 four-bed houses would be offered.
According to a design and access statement, a range of bespoke site-specific house types have been created to meet demand.
The remaining 12 properties would be affordable, split between affordable rent and shared ownership.
Four bungalows and a mixture of detached and semi-detached properties would be on offer. Car parking would be provided for up to 238 vehicles.

The site in question is currently underused agricultural land, earmarked by the Copeland Local Plan as suitable for residential development.
Genesis Homes is hoping to begin work on-site by early 2026, subject to the scheme winning planning permission.

Envirotech, Coast Consulting Engineers, Egg, and RG Parkins are on the scheme’s project team.
