Chancerygate picks up Old Trafford ‘last mile’ logistics site
Subject to planning consent, the two-acre plot will accommodate UrbanX, a 53,000 sq ft development across two units, following a deal with Landmark Group.
Chancerygate said its sustainable urban logistics scheme will have a gross development value of around £15m.
The logistics sector specialist intends to submit a planning application in July.
The Old Trafford site was acquired from real estate investor Landmark for an undisclosed sum. Christopher Dee and BC Real Estate advised Chancerygate on the transaction whilst Mason Partners acted for Landmark. BC Real Estate and Savills are agents on the scheme.
UrbanX will comprise two leasehold units, one offering 30,200 sq ft and the other 22,800 sq ft, which will both target EPC A+ and BREEAM Excellent ratings. Chancerygate estimates that the scheme will create up to 60 jobs.
Located on Brindley Road less than one mile from Manchester city centre, the site is adjacent to the Bridgewater Way arterial route and the established Trafford Park and Salford Quays areas.

Founded in 1995, Chancerygate has around 1.41m sq ft of urban logistics space under construction or ready for development across 11 sites ranging from Edinburgh to Croydon.
