Flintshire hotel books 80-bed care home conversion
Joint applicants Bod Hotels and CCA Land want to turn the derelict 2.2-acre Plas Ifan Hotel off Northop Road into a residential care scheme with a dementia-focused floor.
Consultant PL Planning presented the application for the 48,000 sq ft care home to Flintshire County Council.
When complete, the care home will have a 40-flat ground floor, a 20-flat lower ground floor, and a further 20 rooms on the upper floor.
The lower-ground floor apartments would each have ensuite facilities and be served by a nurse station, dining rooms, and accessible toilets.
The ground floor houses the main entrance, a reception, office spaces, and a garden-facing café at the building’s rear – 40 bedrooms span the floor.
A further 20 flats round off the scheme, with the floor providing access to a communal terrace, a quiet lounge, and a physiotherapy suite.
Harris Irwin Architects’ design would offer residents communal spaces, a café, hairdressers, a cinema, and easy-access external landscaped areas. Parking would be provided for up to 25 cars.

The scheme is set to provide a low-carbon, sustainable 80-bed care home for late-stage living and specialised dementia care – Harris Irwin Architects is to be charged with creating a “relaxing and easily recognisable environment”, avoiding strong symmetry and repetition.
Flintshire County Council has allocated the plot as a candidate site for development, with a change of use from hotel and restaurant to housing, to match the large housing allocation on surrounding land.
Proposals for the site’s redevelopment have evolved over the past five years.
Different applications have been submitted for 50 homes, a hotel, and a hotel extension application, which lapsed in 2016.
The project team includes SCP Transport Planning, Waterco, P J Ecological Solutions, Nova Acoustics, and Carley Daines & Partners.
