Funding kickstarts work on 130,000 sq ft Trafford Park industrial

Contractor Stainforth is eyeing a February 2024 completion date for Bridgewater Point, following a multi-million pound loan from the North West Evergreen Fund and Trafford Council.

A joint venture between developer Chancerygate and real estate private equity firm Northwood Urban Logistics is behind the plans for the 5.6-acre site at 103 Barton Dock Road, where construction started this month.

The 130,340 sq ft scheme will deliver 16 units across four blocks; Block A and B will provide more than 42,000 sq ft each, Block C will provide 26,690 sq ft, and Block D will provide 11,605 sq ft.

Units will range from 5,000 sq ft to 13,000 sq ft.

Of the 140 total parking spaces, 34 will be EV charging. Also, solar panels will be fitted on each roof to provide 35% of each unit’s energy needs.

Cllr Liz Patel, Trafford Council’s executive member for economy and regeneration, said: “This scheme will provide high quality sustainable employment premises in a superb location in the centre of Trafford Park and will help provide employment for hundreds of residents from across the borough and Greater Manchester.”

Architect Fletcher Rae designed the plans, which were approved in September last year.

I&L Consulting is the scheme’s structural and civil engineer and Mode Transport is planning consultant.

Chancerygate development director, Mike Walker, said: “The fundamentals of Trafford Park as a location continue to make it the prime spot in Manchester, and the wider North West, for urban logistics accommodation.

“The units at the scheme will have stronger sustainability credentials than anything previously developed in the area which will be of interest to occupiers seeking to reduce operational cost.”

Iain Taylor, director at Northwood Urban Logistics, added: “The scheme is able to cater to a wide range of occupiers who will be able to adapt the units for a variety of uses.”

The JV was formed in September 2021 to deliver similar urban logistics projects across the UK.

Let us get it correct, this site is NOT in Trafford Park & neither is Kellogg’s. Trafford Park starts the other side of the Bridgewater canal that they both border on.
