Demolition to start on Oddfellows House

Initial works have begun to prepare Oddfellows House on Fountain Street in Manchester for demolition to make way for 11 York Street, a 79,000 sq ft office development by Kier Property.

The eight-storey building will offer office floorplates between 10,000 and 12,000 sq ft, as well as two retail units totalling 5,000 sq ft at ground floor level, and 23 basement car parking spaces.

A basement excavation and piling works will follow the demolition programme, allowing Kier to build a new steel-framed structure in Oddfellows’ place.

Construction work is expected to take 95 weeks and is set to complete in August 2019.

The site was purchased by Kier Property from Aberdeen Asset Management in November 2016.

AHR is the architect and engineering advisor Tier Consult is also working on the scheme alongside Kier as main contractor and developer.

York Street is one of two major developments that Kier’s property arm has brought forward in the city. The company sold 81 Fountain Street to real estate investment firm Aprirose last year, following a full refurbishment of 40,000 of office and retail space.

Kier Property has 12 staff in the Manchester office out of 80 nationally, with other offices in London, Leeds, Newcastle and Nottingham.
