Deals flurry at Universal Square
Northern Way Property Company has completed five office lettings at Universal Square in Ardwick Manchester totalling 10,900 sq ft sq ft.
Chemicals advisor ZCT Consulting, negligence claims firm UK Claims Surgery, and IT distributor Base Red Technology, have taken a combined 9,640 sq ft space at the site.
Two existing tenants have expanded within the development. Technology services businesses DST Business Process Solutions expanded into a 4,215 sq ft suite, while courier Cargo2Go has added 156 sq ft to its existing lease for 644 sq ft.
Universal Square comprises five refurbished office buildings, restaurant, gym and secure car park with over 900 spaces. Over 50 companies are located at the city centre campus.
JLL and Canning O'Neill are joint agents on the scheme. The quoting rent is £10/sq ft. Andrew Rands, office agency surveyor at JLL, said: "Universal Square benefits from a fringe city centre location in Manchester, excellent on-site amenities and Grade A accommodation – which continues to be in shortfall in and around the city centre. We expect such factors will continue to attract new occupiers and retain existing tenants."
All sub-£10 per sq.ft plus an incentive. Should they really be crowing about this?
