DAC Beachcroft makes 13,200 sq ft Manchester move

The law firm has signed a 10-year lease on the 12th floor at Barings Real Estate’s 180,000 sq ft Landmark.

DAC Beachcroft will relocate from 3 Hardman Square in Spinningfields, where it occupied a 25,000 sq ft workspace, to a 13,200 sq ft new Manchester home.

Philip Harman, partner and head of DAC Beachcroft’s Manchester office, said, “As a business, we are committed to flexible working and, for our 3,000 colleagues across the UK and internationally, delivering on that commitment means creating office spaces where we can meet, collaborate with each other and our clients, and do our best work.

“We are confident that Landmark will provide us with a high-quality working environment, and we are also impressed with the building’s strong emphasis on sustainability and wellbeing.”

The firm is expected to make the move in autumn and will join tenants including Starling Bank, JLL, Xero, and Grant Thornton.

Following DAC’s commitment to Landmark, only the 4th and 6th floors are available for occupation.

Ian Mayhew, managing director of UK asset management at Barings, said: “The world-class office experience we set out to cultivate at Landmark has truly been realised and to be adding another international occupier to the tenant roster really cements this.

“In order to reflect the evolving needs of occupiers in a world where sustainability, technology and experience are paramount we paid keen attention to this within its design and delivery to make Landmark stand out in these crucial aspects.”

Leasing agents for Barings on Landmark are JLL, CBRE and Colliers. DAC Beachcroft was represented by JLL.

Dominic Pozzoni, head of Colliers Manchester Office, said: “Landmark remains a highly sought after building, owing to its great location at St Peter’s Square, sustainability credentials, flexible floor plates and stunning views over the Manchester City skyline.

“We look forward to securing lettings on the final two floors in due course.”

Rhys Evans, associate director of tenant representation at JLL, added: “After a full search of the market and exploration of a number of different options, Landmark ticked all the boxes for DAC Beachcroft for their new office.

“The building is well located and provides certainty on being able to deliver a new high calibre working environment, a key component of their search criteria.”

Does that indeed say everything about DAC’s admirable commitment to flexible working? Leaving 25,000 sq ft for 13,000 sq ft.
