Croxteth regeneration nets £8.4m Homes England boost

Funds from the government’s housing and regeneration agency will be used by Cobalt Housing to deliver 70 social rent homes on the Stonedale Estate in North Liverpool.

The project is one part of Cobalt’s wider plans for the area, which has already seen the delivery of 145 homes in the past few years. This includes the 88-home Waterdale Gardens development.

Cobalt’s Stonedale project comprises a mix of apartments, bungalows, and houses with between one and five bedrooms. Designed by Modern City Architecture & Urbanism, the homes are to be energy-efficient with an EPC rating of A.

Planning permission was secured in December. Main contractor Lovell Partnerships is already on site. Work is set to finish in August 2027.

The scheme represents a £23m investment for the housing association. In addition to the £8.4m Homes England funding, the project received £1.6m from Liverpool City Region Combined Authority’s Brownfield Land Fund.

“This level of investment from Homes England and the combined authority is a vote of confidence in our strategic approach to regeneration,” reflected Louise Davies, executive director of communities and regeneration at Cobalt Housing.

“It enables us to accelerate the delivery of high-quality affordable homes and support economic growth across the Liverpool City Region,” she continued. Cobalt hopes to build 1,000 homes over the next ten years.

“This scheme is a flagship example of how registered providers can work in partnership with public funders to create sustainable communities,” she added.

Lovell partnerships director for the North West Tahreen Shad chipped in: “Following our successful collaboration on the Waterdale Gardens development in Croxteth in 2024 – bringing 88 family homes to the area and regenerating a redundant cinema car park – we are proud to be continuing our work with Cobalt Housing and supporting Liverpool communities.

“Our team is committed to pushing the drive for more high-quality and affordable housing options that will ensure more local people have a home to call their own, and through thoughtful placemaking, we aim to deliver a development where people are proud to live.”
