Council hones local plan sites
The removal of 19 potential development sites from the Liverpool local plan will be discussed by the council’s cabinet this Friday, after due diligence revealed that construction would not be viable.
A list of 160 sites was put forward for inclusion in the plan in April 2014 by the council’s physical assets services team, in response to the call for sites which is part of the plan creation process. Following the due diligence process, councillors are being asked to approve the removal of plots in wards across Liverpool including Belle Vale, Allerton, Clubmoor and Riverside.
According to a report to the council, the lack of viability is due to title, planning and development constraints and the removal of the sites will allow the planning authority to focus on sites which it sees as more viable.
The Liverpool local plan, when complete, will be a city-wide plan that will identify housing, business and other development needs, and respond to wider growth opportunities in line with the Mayor’s ambitions and the National Planning Policy Framework.
The Local Planning Authority is currently updating the evidence base for the local plan with particular reference to the amount of new housing, employment land and open space required.
This will be assessed against the sites put forward as a result of the call for sites request.
When the work has been completed the LPA will produce an interim draft plan for public consultation in 2016. A final version of the local plan will be produced by early 2017 and will be submitted for independent public examination.
