Construction start due ‘within weeks’ on Derwent Street tower

Forshaw Land & Property Group said its construction arm is set to begin work shortly on a £35m residential building on Derwent Street, Salford, after overhauling previous proposals which the developer felt were “underwhelming”.

Salford City Council last week approved the proposals, submitted by planners Lichfields on behalf of Forshaw. DLA Design is the architect.

The development will be made up of a mix of 180 one, two and three-bedroom apartments, in a part-21, part-14 and part-11 storey building. Amenities include a gym, community room and commercial unit. The scheme has dropped in height from when it was first proposed, from its highest at 27 storeys.

The site on Derwent Street, next to the River Irwell, is between the Lowry Wharf development and the casino which fronts Regent Road.

Nathan Matta, planning director at the Manchester office of Lichfields, said: “This site had until recently benefited from outline planning permission for an eight-storey building.

“However, Forshaw decided not to pursue this as it would have resulted in an entirely underwhelming response to the site and one which does not respond to key planning policy.

“Instead, we consider that the scheme will be seen as a landmark development and one which will positively compliment the development currently taking place along the Riverside corridor.”

Lichfields said full 106 contributions from Forshaw will support the funding of the new Ordsall Lane bus service and car club costs.

Matta added: “We welcome the support the council has shown to this high quality development which we believe will further enhance the character and place-making ability of the Ordsall Riverside corridor.”

Forshaw is active in the Salford area having last year secured planning consent for a £40m development of 232 apartments at Worrall Street. Earlier this year proposals were submitted for a 34-storey, 216 apartment-development at Clippers Quay, designed by SimpsonHaugh.

I wish they would use some of the profit from these blocks to give the river walkway some regular TLC.
