Consent for 40 Macclesfield homes

Morris Homes has secured approval to build on a greenfield site off London Road in Lyme Green.

The housebuilder already had an extant permission for the site for 42 homes. That scheme had been rejected by Cheshire East Council two years ago, with councillors fearing the development would be too ‘cramped’ for the four-acre site.

This decision was overturned by the Planning Inspectorate on appeal, but the developer decided to bring forward a revised scheme, reducing the size of some of the units to include more open space and a play area.

Two five-bedroom properties from the previous scheme have also been removed, leaving a housing mix of one- to four-bed homes.

Out of the 40 approved homes, 12 homes will be classed as affordable and each property will have two car parking spaces.

Garry Goodwin, planning director of Morris Homes, spoke at Cheshire East Council’s strategic planning board meeting to say the revised scheme had showed a willingness to take into account the concerns shared about the previous one.

Councillors also spoke in favour of the fresh proposals and followed officer recommendations to grant approval, subject to a S106 contribution towards education, open space, and recreational outdoor sports.

The project team for the development includes Savills, RSK, SiteScan, Mode, Barnes Walker, E3P, Hydrock, AES Sustainability, and Ascerta.
