Argent/ Carlyle confident as Three Piccadilly Place finishes
The Carlyle Group and developer Argent have achieved practical completion on the 200,000 sq ft Three Piccadilly Place office in Manchester.
Joint agents GVA Grimley and Savills said enquiries remained high and potential occupiers were attracted by the transport links – next to Piccadilly Station – and BREEAM 'Excellent' rating for environmental standards.
So far only law firm Weightmans has signed up to take space in the building, taking a pre-let on 19,000 sq ft. The company will relocate from Spring Gardens to Piccadilly Place in the autumn.
David Partridge, joint chief executive of Argent, said: "More and more organisations are choosing Piccadilly over other commercial districts in the city centre with a view to providing their employees with great local transport connections, shops, bars and restaurants. We're confident that both Three and Four Piccadilly Place will continue to attract high profile occupiers from local, national and international locations."
Three Piccadilly Place, designed by Austin-Smith Lord, has six floors with 20,000 sq ft floor plates, while floors seven to 11 have 12,500 sq ft floor plates.
Four Piccadilly Place is 120,000 sq ft on floor plates of circa 16,000 sq ft and will be available in September 2009.
