Anwyl secures approval for 235 homes in Mold

Hayley Knight, speaking for the developer at Flintshire County Council’s planning meeting, stated the firm owns the land so is able to start work on the project as soon as possible.

She added 38 of the scheme’s 235 homes, on a 27 acre plot of agricultural land to the north of Gwernaffield in the town, could be delivered this year.

In total the developer has mapped out 22 one-bed, 44 two-bed, 92 three-bed, and 77 four-bedroom properties for the site, and of these homes, 94 will be classed as affordable.

Objections to the proposals were raised at the meeting which covered traffic, loss of ecological habitats, access and highway safety concerns.

A link road is also to be created between Denbigh Road and Gwernaffield Road providing access to the proposed development, enabling Pool House Lane to become a walking / cycling route, which could help alleviate traffic concerns.

Knight said the development “strikes the right balance between ensuring efficient use of land and reflecting the character of the area”.

The site had been allocated for development in Flintshire’s Local Development Plan, with officers recommending approval of this application.

Councillors approved the plans on the condition a two-metre wide footway in provided from the site’s frontage in Gwernaffield Road.

Satplan had put together the planning statement which outlines a mix of detached, semi-detached, and townhouse style homes.

The development will also create 6.5 acres of public open space and play space for children which includes a multi-use games area.

Astle Planning and Design put together the design and access statement, while Turley has undertook the heritage assessment.

HK Planning produced the green infrastructure statement.

Speaking after the meeting, Phil Dolan, managing director for Anwyl Homes Cheshire and North Wales, said: “Our new development in Mold will deliver a wide choice of house types and designs, including 40% affordable homes, to meet local need.

“We’ll also be investing in the local area, including contributing more than £37,500 towards improvements at Ysgol Bryn Gwalia as part of the planning agreement.

“Green open space will be a feature throughout site, alongside a play area and multi-use games area, for residents and the wider community to enjoy. We’ll also be boosting habitats for local wildlife through new native planting, the retention of mature trees and hedgerows, and the installation of bird and bat boxes.”

Dolan added: “Our new homes will bring a further economic boost to the area, through spending by employees and contractors during the construction phase and new residents once moved in.”

What, exactly, do they mean by affordable homes?

Good news- we are going to need at 250,000 houses/dwellings to be built every year – just to keep up with population growth – and stop prices spiralling upwards

Jane – Affordable homes means homes that are set aside for either first time buyers, affordable rent, social rent or shared ownership. This is usually done through a Housing Association.

Stuart – totally agree, but most people are moving into cities nowadays rather than suburban/rural areas. We need to reform planning to make it easier to build tens of thousands of much needed homes in our cities and leave rural/suburban areas alone. Most people in these areas are NIMBYs who don’t want more homes anyway. We should concentrate new homes where infrastructure already exists and where people actually want to live – in cities.
