Airport City tender notice published

Manchester Airport has published the official invitation to tender marking the start of the formal process of procuring a development and investment partner for Airport City.

Bidders have until 21 January to submit their proposals. Colin Thomasson, senior director at CBRE, is advising the airport on the tender process and said he expected bidders from all over the world to compete for a stake in the £650m scheme.

The invitation to tender sets out three lots:

Lot 1 – Airport City North. A co-investment and development partner is sought for the initial phases of development on land controlled by the airport comprising 59 acres, which can accommodate 1m sq ft of office development, 382,639 sq ft of advanced manufacturing and 2,400 new hotel beds together with amenity and support services. The overall master plan for Airport City North comprises 86.5 acres immediately north of the airport terminals.

Lot 2 – Airport City South. A co-investment development partner is sought for this proposed development comprising of 79 acres of land to the south of the airport terminals immediately adjacent to J6 of the M56. When fully developed the site will comprise 1.4m sq ft of new logistics space in a range of large, medium and small logistics units which can be arranged flexibly.

Lot 3 – Airport City North and Airport City South. This lot is a combined project covering both of the opportunities detailed in Lots 1 and 2.

There are no prescribed financial terms set out in the tender brief, as the airport wants to leave the business model open to different suggestions from different parties.
