Partners in £1.5bn Mayfield close in on land deal
The consortium delivering the mixed-use Manchester scheme is to acquire the leasehold of the Macdonald Hotel car park, which is earmarked for redevelopment into offices.
The car park deal will be discussed at a meeting of Manchester City Council’s executive next month. The city council, which owns the freehold of the Travis Street site, is expected to sign off its disposal to the Mayfield Partnership, of which it is a part.
The other partners in the £1.5bn regeneration project are LCR, Transport for Greater Manchester and U+I, which is part of Landsec.
Bringing the car park under its control will allow the partnership to progress its plans for Wyre Street, one of the five neighbourhoods identified within the Mayfield strategic regeneration framework.
The land around Wyre Street offers the opportunity to “re-address the relationship between Mayfield and the rest of the city centre to the west”, according to the SRF.
The framework states that the hotel car park could provide “a generous and generic building floorplate providing a range of retail and leisure uses at ground [floor], and office uses at upper levels”.
Travis Street is to be pedestrianised under the proposals.
The partnership declined to comment on the acquisition when contacted by Place North West.
Elsewhere at Mayfield, work on the six-acre public park completed in September.
In May, Landsec said it intended to start construction of the first phase of buildings at Mayfield – 316,000 sq ft of offices – before the end of the year.
Can’t wait until they actually start the building phase here. This will be such a significant location next to Piccadilly station when it’s built. Maybe get a few more civil servants coming north than just the ones earmarked for First st.

I visit Mayfield at least once a week for lunch in the park, weather permitted. Fantastic addition to the city. Saying it only offers a club just shows how ill-informed and in denial some of the commenters are.

Even if it was only a nightclub that came out of Mayfield, it’s one of the biggest, if not the biggest club in the UK.
