Lake District hotel on sale for £3.8m

Shap Wells Hotel in Cumbria sits nestled between Blea Beck and Birk Beck in Penrith.

The hotel is predicted to secure around £2m in turnover this year.

Christie & Co is marketing the property on behalf of an unnamed overseas client. The company is accepting offers of above £3.85m for the freehold property.

Shap Wells Hotel is located on 15 acres and operates as a three-star establishment. It has 108 ensuite bedrooms, a 300-cover restaurant and a 90-cover lounge. It also has conference and banqueting facilities.

More than £100,000 has been invested in refurbishing the property over the past year, including renovating twelve bedrooms. The owner has also given the public bar area and restaurant a makeover with new carpeting, wall coverings and furnishings.

The hotel’s EPC rating is C. Its rateable value is £127,000 as of April 2019.
