Pair of St Helens schemes could deliver 320 homes
Backhouse Developments’ 232-home regeneration of the former Ibstock brickworks in Sutton Manor, and plans for 94 houses off Monastery Road from Mulbury Homes and Livv Housing Group, have been submitted to the council.
St Helens granted outline consent to Backhouse for the brickworks project in 2017. Four years later, the developer has requested full permission for the project, located on 22 acres off Chester Lane.
Once home to Ibstock Brick Roughdales before closing in early 2009, the site is surrounded by Brickfields Woodland, managed by the Mersey Forest.
Backhouse’s proposals for the site feature a mix of two-, three- and four-bedroom homes.
Since the approval of outline plans, the site has undergone “extensive groundworks and site reprofiling works”, according to a planning statement by The Planning Studio.
Under the terms of the 2017 approval, the developer was required to submit a reserved matters application within the next four years.
“With the expiry of the outline consent fast looming, the client wishes to protect the outline consent and if needs be is able and willing to deliver housing on the site,” according to the planning statement.
Backhouse plans to start construction of the homes by the end of 2021, the statement adds.
Liverpool-based DV Architects has designed the project.
One-and-a-half miles north-east of the former brickworks, Mulbury and Livv Housing Group are seeking consent to build 94 affordable homes on six acres off Monastery Road.
The homes, a mix of one-, two-, and three-bedroom semi-detached houses and cottage-style apartments, are earmarked for affordable rent.
