1,500-home Wrexham mini-village pitched

Redrow Homes has launched a consultation on its proposals for the 180-acre plot at Lower Berse Farm off Ruthin Road, which could also see the creation of a primary school and community hub.

The housebuilder is working with The Environment Partnership on the project’s design to deliver around 1,500 one- to four-bedroom houses with provision for 15% affordable homes.

Proposals also include the conversion of the 14th-century Lower Berse Farmhouse to create a community centre, providing residents with amenities such as shops, a nursery, and a café.

Redrow would also like to retain a four-acre space for the future creation of a primary school on-site.

Lower Berse Farm is currently used as an agricultural field, however the site is draft allocated for housing in Wrexham Council’s emerging Local Development Plan. The plan was rejected in April and is now under review.

In the emerging Local Development Plan, Wrexham Council highlights a need for 7,750 new homes to be built across the borough by 2028. This means that this development alone would deliver nearly 20% of the borough’s housing need.

Paul Murray, strategic land director at Redrow (NW), said: “Alongside a diverse range of homes to meet local needs, we’re proposing a community-led development featuring green open spaces, play areas, local amenities, and sustainable transport links.

“The development has been designed to integrate with the character of the local area and support the health and wellbeing of residents.”

The Planning Consultancy is the scheme’s planning consultant.

Also on the project team is transport consultant SCP, noise consultant E3P, and environmental consultant Pea Green. Shields Arboricultural Consultancy, Redmore Environmental, and ADAS are advising on environmental strategy.

We’ll watch this one with interest. The suggestion of a future primary school is, of course, lip-service. The traffic on the A483/A525 interchange is already a nightmare at peak times and the Welsh Government’s continued moratorium on road schemes will only exacerbate things if the suggested number of houses is realised. At least the excellent TEP is involved, so it’s not all bad news.

Anonymous obviously doesn’t know the area!
The site is within walking distance of the town centre, supermarkets within 5 mins walk. Secondary school.
Do some research….
