Work starts on Congleton industrial

Clowes Developments is pressing on with phase three of its Viking Park scheme, starting on site to deliver a 102,000 sq ft warehouse.

The developer was granted outline permission for its wider Congleton masterplan in 2021. Other phases will provide up to 175 homes, as well as 219,500 sq ft of industrial space, a 20,500 sq ft supermarket, and 36,800 sq ft of offices off Viking Way.

Contractor TanRo has begun work on the third phase of the development to create a three-storey building following unanimous approval from Cheshire East councillors in March.

Architect Whittam Cox designed the project, which will deliver 97,500 sq ft of ground floor warehouse space and 5,200 sq ft of offices.

There will be 126 car parking spaces provided, as well as eight disabled and 28 cycle spaces.

Marc Freeman, director of Clowes Developments, commented: “This is the first large-scale development to be delivered in Congleton in several years…

“Congleton’s expansion has been enabled by the new link road to the M6 motorway providing much-needed connectivity.”

Williams Sillitoe and Harris Lamb are joint letting agents for the development.

Andrew Groves, director of Harris Lamb, said: “Congleton has seen very limited new build industrial development in recent years and from other schemes in the surrounding area, we have seen pent-up demand from occupiers looking for quality accommodation in South Cheshire.”

Mark Sillitoe, director of Williams Sillitoe, added: “Not only are we confident that we can accommodate local occupiers looking for space, but we also believe that improved infrastructure and M6 corridor access will enable us to engage with occupiers from further afield in Cheshire, Staffordshire, and the wider North West and West Midlands.”

Clowes acquired the 55-acre Congleton site from Richborough Estates in 2021 for its redevelopment into a mixed-use park.

Asteer is the scheme’s planning consultant. Also on the project team is landscape architect Tyler Grange and transport consultant Hub.
