SITE VISIT | Manchester Life launches at Murrays’ Mills
Manchester Life has launched the first phase of its Murrays’ Mills development in Ancoats, with show apartments open for viewing at the grade one and two-listed mill buildings.
Manchester Life and main contractor Graham are building 123 one, two and three-bed apartments, alongside one townhouse, across a number of different buildings, some of which date back to the early 1800s. There is also a new-build element to the scheme, replacing a former mill building which was demolished in the 1990s.

Anthony Stankard of Reside Manchester, who is acting as agent for Manchester Life on the scheme, said the development had seen more than 1,500 pre-registrations for the launch, with “the vast majority” of enquiries coming from people currently living or renting in the Ancoats area.
All the homes within the development are for private sale, with Manchester Life taking steps to offer the homes to owner-occupiers rather than investors.
Stankard said: “There are covenants in the lease to restrict subletting – you can’t sublet the apartments without consent from Manchester Life.”
He added that potential purchasers for Murrays’ Mills were “completely different” from One Cutting Room Square, another of Manchester Life’s developments in Ancoats, which offered 28 apartments.
Much of the demand has been from young professionals and first-time buyers for the one-bedroom apartments, which start at £185,000.
Prices for the larger apartments have yet to be finalised.
Alongside the apartments, Murrays’ Mills will also provide a concierge service and a courtyard garden for residents.
Graham has been on site since December 2015, with the scheme due to complete in Q2 2018. The first apartments will be ready for occupation next summer. Feilden Clegg Bradley is the architect, with Arup and Mace also working on the project.
Murrays’ Mills is one of six developments from Manchester Life in the local area. Eric Wright is currently on site at Sawmill Court, a 158-unit build-to-rent scheme, while Graham has also been signed up to build Weavers Quay, a 201-home rental development.
Sisk is the third contractor working with Manchester Life, and is currently on site at Cotton Field Wharf on New Union Street, which offers 302 apartments.
The developer has three more projects in its pipeline – New Little Mill, Vesta, and Lampwick. New Little Mill and Vesta will offer 68 and 172 homes for sale respectively, while Lampwick includes 213 homes for private rent.
Manchester Life is a joint venture between Manchester City Council and Manchester City FC owners Abu Dhabi United Group.
