Plans in for £94m Gallery Gardens
DeTrafford has advanced plans for two blocks of 18 and eight storeys in the latest in its Manchester Gardens masterplan in Castlefield, with Eric Wright Construction being lined up to deliver the 366-home scheme.
Designed by JMarchitects, the gateway development will sit on the corner of Chester Road and Hulme Hall Road, and will be the first building to be seen on the approach to Manchester as part of DeTrafford’s wider masterplan.
The latest proposals feature an 18-storey block alongside a smaller building of eight storeys. Between them, these will include 366 residential units, while the larger block will feature three floors of penthouses with 2,300 sq ft of commercial space over two floors.
The eight-storey block will have a car park at basement level, with roof terraces facing both Ellesmere Street and Spinners Way, which sits between the two buildings.
Eric Wright has provided a two-stage tender to build the scheme, with a pre-construction period running until this month. Construction is expected to take 140 weeks.
According to an estimate prepared by Eric Wright Construction and consultant Gleeds, build costs for the project are expected to come in at around £64m. According to DeTrafford, the gross development value of the project, including costs of around £7m for site acquisition and land assembly costs, is £94m.
A planning application has now been submitted to Manchester City Council for the scheme.
The team on Gallery Gardens also includes design consultant Feilden Clegg Bradley; planner Paul Butler Associates; Civic Engineers; landscape architect DEP; service engineer WECE; and Design Fire Consultants.
Manchester Gardens is a 10-building residential masterplan being delivered by DeTrafford, reaching from the edge of St George’s Church to Hulme Hall Road.
There are already four elements either completed or under construction: Roof Gardens was built by Pochin’s and completed last year; Pochin’s was on site with City Gardens and Sky Gardens, before it entered administration this summer; and DeTrafford’s in-house construction arm broke ground in August 2018 on St George’s Gardens.
City Gardens and Sky Gardens have since been taken over by the developer’s construction arm.
