Three New Bailey gets start date
Bowmer & Kirkland is set to start on Three New Bailey in the coming months after being chosen by English Cities Fund to deliver the 157,000 sq ft office, pre-let to HMRC.
The contractor has been picked to deliver what will be its fourth scheme at New Bailey, after the company successfully delivered a Premier Inn, along with One and Two New Bailey, both large-scale offices.
Site preparation is already under way with completion due for early 2021. Designed by architect Make, the office next to Salford Central station has been fully let to HMRC, a deal confirmed by English Cities Fund last March.
Secure parking will be situated under existing disused railway arches fronting Gore Street, with further proposals to be brought forward this year for public realm, workspace and a café in the remaining arches.
Phil Mayall, regional director at The English Cities Fund, said: “It is testament to the hard work and dedication of the team at Bowmer & Kirkland that it has been selected again for the development of a third office building at New Bailey. The team has worked well with the fund to deliver the previous buildings, on time and on budget, which is extremely important on such a large and complex mixed-use regeneration development.”
The professional team includes Chroma as project manager; Hannan Associates as MEP engineer; structural engineer Cundall; landscape architect HED; DPP as planner; WSP as transport consultant; and Wintech as façade consultant.
JLL and Cushman and Wakefield are joint letting agents for the New Bailey scheme. The English Cities Fund is a joint venture between Muse Developments, Legal & General, and Homes England.
