The housebuilder has lodged detailed plans for 338 homes, making up the first phase of its long-term Daresbury master plan.
Redrow secured outline consent in 2018 for a 550-home scheme, which also includes Daresbury Central.
Although documents supporting the reserved matters application describe the scheme as a garden village, it is not one of the sites given that status by the Government in January 2019, such as at Halsnead and Handforth.
The application site is 37 acres and is made up of farmland, sitting a mile from Daresbury village. It is currently accessed from Delph Lane, but a new junction will be created with the A558 Daresbury Expressway, with a new spine road serving the site and linking to surrounding areas.
Two railway lines run through the area, the West Coast Main Line and the Chester-Manchester line.
The Daresbury North plot lies between these two, with the local line separating it from Daresbury Central, which sits next to the Daresbury science & innovation campus.
A possible further development phase, Daresbury South also lies in the southern area, closer to the A56, and could house a further 260 homes. The wider site also has consent for up to 160,000 sq t employment space. Delph Lane runs through the whole site.
Daresbury North is a narrow inverted triangular shape, with the short side abutting the A558. Two chunks are cut out of the triangle, where existing farms will continue to be based. There are two ponds and green space at the lower tip of the site.
Redrow’s plans include 38 two-bedroom houses, 138 three-bedroom houses and 162 four-bedroom houses.
The housebuilder is, not unusually, having a prolific time – in April it finalised the purchase of 90 acres in Halewood for 700-plus homes, while it made more than £1bn in sales in the last six months of 2020.
Daresbury North has now been validated by Halton Council, the scale and location of the project also meaning that Warrington Council has been notified as a matter of course.
