Hodder + Partners has held a consultation session ahead of a planning submission on behalf of Maryland Securities, which is proposing 129 apartments between Manchester Arena and the River Irwell.
The development is split into two buildings, one fronting Great Ducie Street next to the railway viaduct, and one on Mirabel Street, with Breslyn Street separating the two plots. The Mirabel site is currently occupied by a two-storey building..
Cheadle-based Maryland proposes 45 units in nine storeys at Mirabel Street, 36 of them two-bedroom apartments and nine studio flats, along with eight secure parking spaces.
The majority of the apartments will be in the 13-storey Great Ducie Street block, which is proposed as a truncated L-shape, with the Great Ducie Street elevation being the longer side and the elevation on the side of the viaduct being the shorter. This will house 89 homes – 31 one-bedroom flats, 44 two-bedroom flats, and nine three-bedroom flats.
The scheme includes two commercial units comprising 3,700 sq ft.
The information prepared for consultation said: “The facade has been designed with the clean lines, deep reveals and geometry of the building together with the restrained palette of good quality materials creates a development that will enhance the partially vacant poor quality site and the area.”
