Orion Park scheme completes

A speculative industrial development at Orion Park in University Way, Crewe has been completed and is already fully let.

The 2.3-acre site was sold by Highcross to Black & White Developments at the end of 2013. The project to build 40,000 sq ft over four units in two separate terraces started in January 2014.

The scheme was purely speculative and Black & White said it was encouraged in the development by the improving market and the disparity between demand and supply.

A freehold sale of two units totalling 26,000 sq ft was agreed with Polly Print & Packaging in February, and the remaining two units have now been let to Lafert Motors and an unnamed local manufacturer.

The rent at the site is close to £6/sq ft and the sale prices were more than £65/sq ft according to letting agent Lamont.

The contractor on the scheme was Pioneer Design & Build.

Highcross, which developed the majority of Orion Park, has also agreed to sell a 1.8-acre plot on the site to Black & White for an additional speculative scheme of five units.

Lamont acted for Black & White and will be retained on the next phase. Lamont and GVA represent Highcross.
