Ombudsman agrees deal at Daresbury Park

Ombudsman Services has leased a 55,000 sq ft office building in Daresbury Park in one of the largest office transactions in the North West this year.

The 12-year lease on the three-storey building was transferred from current tenant Aegon. CBRE acted for Ombudsman Services in completing the assignment.

The quoting rent at 3300 Daresbury Park is £16/sq ft.

Aegon was represented by DTZ and JLL. The landlord, J Clarke Property Investments, was represented by Mason Owen.

Ombudsman Services is currently based at Wilderspool Business Park and will move into 28,300 sq ft within 3300 Daresbury Park. Appsense already occupies the remaining space, which it will continue to sublet from Ombudsman Services.

Existing occupiers within Daresbury Park include ABB, Babcock International, Hewlett Packard and the 180-bedroom Daresbury Park Hotel.

Chris Lloyd, director of office agency at DTZ, said: "The speed in which the transaction completed, some five weeks from first viewing to completion, demonstrates that the recovery of the office market is well under way. The scale of this letting provides further evidence that the Warrington office market will exceed predicted take-up levels this year, which is good news for landlords and developers alike."

CBRE's North West property management team has been appointed to manage the building.
