Boultbee Brooks Real Estate has submitted a planning application for works to two office buildings in Manchester’s Mosley Street totalling more than 60,000 sq ft, including a glass infill and roof extension to create one larger block.
The offices at 67-73 and 75 Mosley Street sit on the corner of Nicholas Street, next to Manchester Art Gallery, on the borders of both Chinatown and St Peter’s Square.
The 66,165 sq ft development is being project managed by OBI Property and designed by PRP Architects. The application brings the two buildings together into one address, 75 Mosley Street. Access to the offices will be via a new central reception and a new 7,189 sq ft seventh floor will span across both buildings and includes a small terrace.
At ground level, the Bank of China which occupies 2,788 at 67 Mosley Street, will be staying throughout the works and beyond. The remaining 2,549 sq ft retail units fronting on to Mosley Street will be refurbished and OBI Property are in discussions with a tenant to take the space. Two new retail and leisure spaces of 3,512 sq ft and 2,281 sq ft will be created on the Nicholas Street side, facing the art gallery.
While 67-73 Mosley Street is five storeys high, and 75 Mosley Street is six storeys, the overhaul would see the buildings raised to seven storeys, with the top floor connecting both blocks.
The overhaul, designed by PRP Architects, would also include a full-height glass infill to create a single façade at street level, and new ground floor retail units.
The buildings were previously owned by MCR Property Group and sold to Boultbee Brooks in July 2015 for £16m.
