Integritas buys 240-home Liverpool development plot

The developer has acquired a site in the Pumpfields area of the city with planning permission for a residential scheme previously known as The Refinery.

Integritas bought the site from Limekiln, which secured planning consent for the 240-home development in 2019.

The plot borders Oriel Street and Naylor Street.

Integritas plans to build out the scheme in two phases in line with the approved plans and is aiming to start on site in the final quarter of the year.

“We can confirm we have exchanged contracts on the Naylor Street development and are looking forward to delivering what is to be an exciting new project for the area,” said Mitchell Walsh, managing director of Integritas.

The development site is located in an area of the city that has seen several ambitious proposals come forward over the years. These include Freemasons Row, and Via Verde, which together would provide 2,000 homes.

While those schemes have not yet materialised, Walsh, who also heads up a property services company called Elavace, is determined to deliver.

He has established Integritas intending to take a “people first” approach to development, he told Place North West.

“We want investors to know that they can rely on us to deliver what we promise. As our name suggests, we pride ourselves on being an ethical property developer and we strive to be led by our values of integrity and transparency.”

The Naylor Street scheme is not the company’s only Liverpool development. The developer has recently lodged an application with the city council to redevelop a site on Commercial Road in Sandhills into 75 apartments.

“We are hoping to get to work on-site in Q4 of this year as we’re keen to deliver what will be a stand-out development for the city of Liverpool,” Walsh said.

Elsewhere, Walsh is leading the £15m redevelopment of the former Crown Theatre in Eccles.

Last year, he brought together a group of investors to buy the 82-apartment scheme for £1.1m following the collapse of the previous developer Lyceum Manchester, a vehicle owned by Goodwin’s Construction Services Group, which is in administration.

In Bradford, Integritas is bringing forward Bijou, a 46-unit student accommodation development. The first phase of that scheme has sold out.

However, as a Liverpool-based company, it is there that the company is focussing most of its attention.

“We’ve always recognised the potential of this vibrant and eclectic city, but with new plans to transform the waterfront and investors flocking to the area, it’s certainly the place to be when it comes to property.”

This looks very positive as they appear a reputable company, this could kickstart more , already planned , development in that area of the city.
Fingers crossed then that the Infinity site, recently taken on by Legacie, will re-start soon.
