Halton tipped to approve 41,700 sq ft warehouse scheme

The Total Developments UK project in Widnes consists of two industrial units on 2.8 acres of grassland.

Designed by Warrington-based C4 Projects, the two warehouses would sit on land off of Shell Green and Bennett’s Lane. The smaller warehouse would bed 18,171 sq ft, while the larger would be 23,573 sq ft. Included in the measurements is 5,611 sq ft of office space spread out between the two buildings.

The scheme also includes plans for 45 car parking spaces and eight spaces for cycle storage.

Planning officers have recommended the plans be approved. However, they have encouraged councillors to add several conditions, including providing bird nesting boxes, incorporating electric vehicle charging points, and implementing pedestrian access from Shell Green.

The development will be voted on at the council’s meeting on 6 September. The project’s application was validated in June.

This is not the first time Nantwich-based Total Developments and C4 have worked together. The two also constructed a four-unit scheme at Crewe Gates Industrial Estate and a 121,000 sq ft industrial warehouse at Midpoint 18 in Middlewich.
