EP Properties acquires Blackburn Innovation Centre

Owner Mileway sold the 44,000 sq ft office building at Evolution Park to the local investor in a multi-million-pound deal.

Built in 2008 by St Modwen, the Blackburn Innovation Centre and Fusion House was designed with medical, science and technology companies in mind. Current tenants include cloud services provider Maintel, nuclear engineering firm Assystem, and NHS Blackburn with Darwen.

EP Properties director Arif Patel praised the building’s role in Blackburn.

“The Innovation Centre has been central to Blackburn’s growth and regeneration for almost 15 years and it still has an essential role to play in the town’s evolving economic prosperity,” he said. Patel also noted that there is still office space available in the building.

The acquisition brings EP Properties’ UK portfolio to 5m sq ft of office and industrial space, most of which is based in the North West.

“We have developed a reputation for the sort of high quality, commercial space that enables businesses to grow and provides modern, safe and comfortable workplaces that people enjoy working in,” Patel said.

“The Innovation Centre and Fusion House at Evolution Park are fantastic additions to our portfolio and we are actively seeking further acquisitions for 2022.”

Mileway was represented by Manchaster-based PK3 Agency on the off-market deal. EP Properties’ in-house team handled the acquisition, with Hill Dickinson providing conveyancing services.

“We were able to act swiftly on the sale of this property, which is great asset in an excellent location, and it was a pleasure to work with Arif and the team at EP Properties,” said PK3 Agency director James Kinsler.

The figure for the deal was undisclosed, however, EP Properties did confirm that it was a multi-million-pound acquisition.
