Cert brings forward Hilton House redevelopment

Cert Property has submitted a planning application to redevelop Hilton House in Manchester’s Northern Quarter into 35,000 sq ft of flexible office space, after acquiring the property off-market late last year.

The developer’s proposals, designed by architect Stephenson Studio, include a two-storey extension, a full refurbishment of the building’s interior, and a new façade. There are also plans to create a garden to the rear of the building.

The office space will be targeted at flexible and co-working space for SMEs.

Hilton House’s ground floor bar and restaurant, The Shack, will be retained as part of the plans, while tenants on short-term leases on the upper floors will move out during the refurbishment.

A public consultation was held on the proposals last week.

Howard Lord, managing director of Cert Property, said: “Our plans will not only improve the look of our building but will also benefit our new neighbours as we create an attractive new destination.

“The secret garden – whilst not accessible – provides an attractive new outlook both for our tenants as well as our neighbours and our unique design for the extension to the rear will ensure privacy for all.

“Our public consultation last week was a great opportunity to engage with our new neighbours, and we were thrilled to receive such positive feedback.”
