CDP signs up Home Office in Birchwood

Marshall CDP has let the 157,000 sq ft 100 Birchwood Corporate in Warrington to the Home Office.

The Home Office has agreed a 25-year lease with CDP, which is part of Marshall Construction Group.

Having already purchased a six-acre site next to 100 Birchwood Corporate, CDP has acquired the existing 55,000 sq ft office building adjacent to the site from Prudential. As part of the deal structure, current tenant Cable and Wireless Worldwide has surrendered its lease, enabling CDP to undertake a comprehensive refurbishment of the existing space and extend the scheme to total 157,000 sq ft.

Simon Marshall, managing director of CDP, said: "The continued assistance of the Homes and Communities Agency and Warrington Borough Council, particularly during the planning process, has been instrumental in the Home Office's decision to choose Birchwood Corporate as the location, an outstanding achievement for all involved."

David Porter, head of North West commercial at Knight Frank, added: "After an extensive 15 month search, the Home Office have acquired 100 Birchwood Corporate, which occupies a prominent position at the entrance to the scheme."

Marshall Construction will start on site before the end of this year, with completion of 100 Birchwood Corporate scheduled for early 2011.
