Marine Point deals take it to 92% full

Neptune Investments has announced two further lettings at its £60m Marine Point development in New Brighton, Wirral.

Fast-food franchise brand Subway agreed terms for a 1,000 sq ft restaurant, on a 25-year lease at £23,000 a year.

Loungers is opening a 3,000 sq ft waterside restaurant for its casual dining brand, The Lounge. Loungers took a 20-year lease at £57,000 a year.

Subway will be operated by Eurogarages, which opened a Starbucks franchise 12 months ago in an adjacent unit, becoming the second national operator with two units in the development

Prezzo recently opened a branch of the Chimichanga restaurant chain, following the successful launch of its Prezzo unit in June.

This repeat business, says Neptune Investments director Danny Hynd, "proves the scheme's undoubted success."

"Marine Point is flying," said Hynd. "All the units are trading beyond their operators' forecasts and with each new unit that opens footfall increases for everyone's benefit. People said it couldn't be done and we've proven them wrong."

The two lettings take occupancy at the 218,000 sq ft scheme to 92% by floorspace.

Hynd added: "We are delighted to welcome well-established brands such as Subway and The Lounge to Marine Point. We expect they will enjoy the same success as the Light Cinema, the Grosvenor G Casino and the other operators within Marine Point who are all reporting strong trading."

Data shared with Neptune by the Floral Pavilion Theatre and the bowling alley on Marine Promenade also show a significant uplift in trade in the area since the scheme opened, according to Hynd.

Other outlets trading successfully at Marine Point include Morrisons, Brooklyn Diner, Café Crème, a 66-bed Travelodge hotel and Home Bargains.
