Kamani to revamp Cheetwood House

The Kamani Property Group has lodged an application for listed building consent as it seeks to re-present space at Cheetwood House, a grade two-listed building in Manchester’s Northern Quarter.

If approved, the building will offer 13,224 sq ft across its four upper floors, along with 3,359 sq ft of retail space at ground and basement levels.

Cheetwood House is located at the junction of Newton Street and Dale Street, across from the popular Cottonopolis bar. The building is five storeys in height above a basement and dates from the 1880s. According to documents filed by advisor CODA Architecture, the majority of the building’s floorspace has been vacant and underused for several years.

CODA said that although the upper floors are fitted out as offices, only part of the first floor is presently in use as such, while just one ground floor unit, at the corner of Newton Street and Cavell Street, occupied by a barber.

Jamie Hanson,associate director at CODA, told Place North West: “It’s been great to work with our client Kamani property on the renovation proposals of Cheetwood House. The submitted designs seek to modernise an existing heritage building in the heart of the Northern Quarter, to provide high quality design-focused office accommodation while retaining key elements of the building’s historic character.”

The proposed scheme seeks to create several access points from both Newton Street and Dale Street as well as a commercial entrance lobby at the Newton/Dale Street junction.

CODA’s design and access statement said: “The design proposal has emerged as a reinterpretation of the existing space, with architectural features such as the cornices, skirtings and window frames protected and integrated into the overall design intent.

“We believe these features will help create an authentic, original design proposition where the future users can experience working in an office environment where they can not only enjoy the benefits of being in a contemporary, functional office space, but truly appreciate architectural character.
