IVG launches new-look 35 Fountain Street
The vacant former back-office for Royal & SunAlliance in Manchester's Fountain Street has been refurbished and brought to market by owner IVG.
The £2.5m makeover was designed by 5plus architects and carried out by contractor Overbury. The letting agents are Alex Russell, associate director of CBRE, and Sim Khatkar, partner at Bray Fox Smith.
The 50,000 sq ft building has a new entrance featuring a 4,000 sq ft tenant hub incorporating two meeting rooms, library area, wi-fi throughout, computers for communal use and kitchenette. IVG expects to attract a single occupier to the building so it can be fully utilised and the occupier can take full advantage of the tenant hub. The quoting rent is £22/sq ft.
