Industrial development for Birchwood Park

Birchwood Park owner MEPC has submitted plans to Warrington Council for the development of seven industrial and distribution units totalling 130,000 sq ft.

Turley, on behalf of MEPC, has lodged plans for The Quadrant area of the Birchwood Park development. The proposals are to develop 130,000 sq ft of industrial space across seven two-storey properties, along with 230 car parking spaces.

In the planning application Turley argues that there is not currently enough industrial floorspace at Birchwood Park.

The buildings are designed by AEW Architects. The development would occur in phases, with three of the blocks constructed in phase one, followed by the remainder built at a later date according to occupier demand.

In the planning application Turley said: "It is clear that planning permission should be granted for this important development."

Outline planning permission was granted for the redevelopment of a significant proportion of the park in 2003 and this was extended in 2012 until February 2022.

Birchwood Park comprises 123-acres of site with 1.1m sq ft of commercial space. More than 145 companies which employ almost 4,200 staff are based the site.

MEPC acquired Birchwood Technology Park from UKAEA in 1998. JLL was appointed to market the park for sale earlier this month.
