First phase of £4m Sunlight House refurb completes

ADT Workplace has completed the first phase of refurbishment works on the 215,000 sq ft Sunlight House on Manchester’s Quay Street, with Ardmac due to finish the second phase by October this year.

Aberdeen Standard Investments will spend around £4m on both phases. The first part of the works, completed by ADT, include the refurbishment of the 14,000 sq ft eighth floor alongside works to the 13th floor. SpaceInvader is the designer for the project.

Ardmac is due to complete a comprehensive remodelling of the building’s reception in October 2018.

This includes a double-height reception space, a retail unit, and a café, alongside meeting areas. The building already has a Bannatyne health club and spa on site.

Current tenants include St James’s Place Wealth Management on the building’s seventh floor, and Rentalcars, which has around 63,000 sq ft over three floors.

Handelsbanken moved its Manchester central branch out of Sunlight House last year, taking 4,000 sq ft at 15 Quay Street.

Savills and Colliers are joint agents on Sunlight House, and Paul Crowe, associate director in the building and project consultancy team at Savills, said: “The significant capital expenditure at Sunlight House by Aberdeen Standard Investments has ensured this impeccably restored historic property has a bright future as a hub of high quality office space.

“The planned reception works will take it to the next level and further enhance the building’s appeal to professional occupiers seeking city centre space.”

Sunlight House was bought by Scottish Widows Investment Partners’ Property Trust for £35m from Aviva in 2014.
