DeTrafford submits plans for latest Manchester Gardens tower

DeTrafford has submitted a planning application for an 11-storey residential building at Manchester Gardens on Chester Road.

The developer has lodged plans for phase two of St George’s Gardens on the site, which will include 79 apartments over 11 storeys, including 26 one-bed and 53 two-bed apartments.

Designed by Ollier Smurthwaite Architects, the scheme includes a double-height entrance lobby, 132 bike spaces, and a communal roof terrace.

Paul Butler Associates is acting as planning consultant on the project, while SCP is transport planner.

Block E2 will adjoin to the neighbouring Block E1, known as St George’s Gardens, which also reaches 11 storeys in height.

Plans for the first phase of St George’s Gardens were originally approved in August 2016, but were resubmitted in February 2017 following the discovery of a gas main beneath part of the site.

The latest application has moved the building back from the public highway as a result of the gas main, while the overall number of apartments has fallen from 60 to 59.

These revised plans were approved in May this year.

In August, Pochin’s started on site at City Gardens, the third phase of the developer’s project, which also includes The Roof Gardens and The Sky Gardens.

City Gardens includes 109 apartments over 11 floors.
