Create to start on Primesite’s £40m Knowledge Quarter resi
Create Construction is set to start works on Primesite’s £40m The Rise development, which sits on the cusp of Liverpool’s Knowledge Quarter, later this month.
The Blackpool-based contractor is aiming for a November start on the project on the corner of Low Hill Street and West Derby Street in Liverpool, which will provide 410 homes and student flats.
A groundworks contract and an order for the building’s steelwork are already in place. Create is now setting out the site to prepare for drainage and foundation excavations.
The project includes 246 private residential homes alongside 146 student rooms across a mix of cluster accommodation and studios. It will also include office and co-working space on the ground floor.
Developer Primesite is also at heads-of-terms stage with a central London PRS landlord to acquire the student section of the development, while the residential element of the project is one-third pre-sold.
The U-shaped building has been designed by architect Brock Carmichael, with Savills is acting as project manager.
Planning permission was granted for the scheme in September 2016, and the purchase of the site finalised in May this year.
Other projects Primesite is developing in the city include Herculaneum Quay, a 119-home apartment block on Liverpool’s waterfront designed by Edge Architects. Core M is the main contractor.
