CPD tweaks Speke industrial to be ‘more attractive to the market’
Proposals for a single 83,800 sq ft warehouse have been sliced and diced, with the latest request seeking to build two smaller units.
Commercial Property Developments’ industrial complex off Stirling Road in Speke already had planning permission for three storage and distribution units, of which two are already built.
However, the developer has opted to change up plans for the third to make it “potentially more attractive to the market than the approved single unit,” according to a planning statement.
To do so, the third unit has been broken into two.
The first, known as Unit A, would comprise six 5,250 sq ft spaces, each with a first floor for office space. The units would have access to a 12-car parking space, with one space for those with disabilities and two spaces for electric vehicle charging.
The second of the two developments, known as Unit D, would be 25,000 sq ft. There would be 2,000 sq ft of first-floor offices in the building. The car parking and service yard area of Unit D would have 46 car parking spaces, including two for those who are disabled and two for electric vehicle charging. There would also be a cycle shelter with 20 spaces.
Both Unit A and Unit D would target a BREEAM rating of “Very Good”.
The project team for the plans include Cundall, Red Six Partnership, Marshall Construction, Booth King, JBA Consulting, NX Consulting, Brooks Ecological, ENS, and Cora IHT.
