Bolton unanimously approves £44m Bradshawgate

Empire Property Concepts has been granted outline planning permission to construct up to 269 homes on 1.5 acres of brownfield.

Groundworks is expected to begin on site in June 2023.

The Bradshawgate project features a 16-storey residential tower with commercial space on the ground floor. There will be two additional blocks of six and eight storeys next to it.

Set by the Bradshawgate and Bridgeman Place junction, the scheme breaks down to 16 townhouses and 253 apartments. The townhouses are mostly two-bedroom homes, while the apartments break down to 109 one-bedroom homes, 120 two-bedroom ones and 24 three-bedroom units.

Michael Sunderland and Mat Best of DMS Architects designed the development, which also offers 55 car parking spaces across two car parks and space to securely store up to 300 cycles.

Empire managing director Paul Rothwell said: “This is a substantial gateway site and through our ongoing investment we have kick-started the regeneration of this part of Bolton.  Now that we have the opportunity to develop the site, we will start work on the reserved matters application with a view to getting it approved this year. We look forward to extending the reach of the town centre and creating a new community.”

Sheffield-based DLP was the planning consultant on Bradshawgate.

The Yorkshire-based Empire is no stranger to Bolton, having developed Sun Alliance House and Globe Works. The former is an office building that has been turned into 81 apartments with ground-floor commercial space. When Globe Works completes in December, it will have transformed a 1929 mill into 124 apartments.
