Approval for Maltings houses
Galliford Try Partnerships has been granted planning permission for 61 family homes on the former Maltings site in Penwortham, with half intended for private market sale, and half for the Government’s Starter Homes initiative.
Nexus Planning achieved the reserved matters consent on behalf of Galliford Try.
After a former Places for People social rented scheme was demolished, the site on Hill Road South had been vacant for a number of years. Following consultation with key stakeholders, the development was granted unanimous approval at South Ribble Council’s planning committee.
Galliford Try is the Homes & Communities Agency’s preferred development partner for the scheme.
Simon Finlay, development manager at Galliford Try Partnerships, said: “Now that planning approval has been granted, we’re delighted to continue our work with South Ribble Council to deliver the town’s first starter home development.
“Nexus Planning did an excellent job in creating the outline planning application for the regeneration scheme, which combines high-quality design with town centre living, an attractive package for both families and young professionals.”
The Starter Homes initiative is aimed at first time buyers under the age of 40, offering a Government-assisted discount of at least 20%.

It looks a good scheme but it is a little surprising that access wasn’t an issue – all traffic will go on to Pope Lane / Cop Lane for access to the bypass – it isn’t great currently. It’s good for the excellent gathering of shops on Pope Lane though – a proper variety not like the hairdressers & estate agent offering on Liverpool Road.

The access is the same as the original site which had 130 units on it, ther are several options, Leyland Road, Cop Lane/Millbrook Way or Cop Lane/Pope lane. I doubt it will really be noticed. As for the Penwortham District Centre, it has become what it is because of the demand of those that live around it. However, the new Tesco may address this though why planners at SRBC did not curtail the opening hours? Who knows?
