Revisions for Taylor Wimpey at South Ribble
Following the withdrawal of plans refused in September for 1,100 homes and a new link road on land at Pickering’s Farm, the housebuilder said it is reviewing the project ahead of a fresh application.
A pair of applications were originally submitted to the council in January 2020 as part of a masterplan for the development of a 244-acre site between Penwortham and Lostock Hall.
Taylor Wimpey and its partner Homes England had sought outline consent for an inital 1,100 homes, a local retail centre and a link road between the A582 Penwortham Way and the B5254 Leyland Road. The site overall is earmakred for 2,000 homes.
The masterplan was refused by the planning committee in September 2020, with “significant concerns” raised by Network Rail, Highways England and Lancashire County Council, the local highways authority.
Planning officers had asked that the proposal be deferred, but councillors voted to reject the plans outright, calling on the developer to return with a redrawn masterplan.
According to South Ribble’s planning portal, the application was withdrawn on 1 April.
Cllr Paul Foster, leader of South Ribble Borough Council, said: “We welcome the decision to withdraw these applications, especially in light of the serious concerns raised by the planning committee last September.
“This administration is pro-development, but only where it appropriate for our local communities and our environment.
“For many years now, we have challenged whether this proposal is suitable and it has been clear that our reservations have been shared by many local residents.
“We would like to congratulate and thank those members of the local community who have campaigned tirelessly over the last three years to protect their local green space.”
A spieksperson for Taylor Wimpey and Homes England said: “We are preparing and submitting a new application and will be in touch with officers to discuss this in due course.
“The withdrawal of the applications will allow a review of the proposals for this important site, having regard to ensuring a sustainable form of development is secured and the most appropriate approach to be taken with regards to its overall viability.”
It’s time the legislation changed, these firms just continue to make multiple applications until they get the result they want.
