      The Company & Role

      Our client is a PLC and niche property company that is looking to appoint a Rent Review Manager/Surveyor to their Real Estate team, based in South Manchester, with a national remit to deliver the nationwide strategy by providing solutions and advice to clients both in the Northwest region and across the UK.

      You shall be responsible for maximising the value of the company’s property portfolio within a specific region and achieving associated financial targets (percentage increase, rental growth, contracted rent roll) through the proactive identification and prompt completion of rent reviews.

      Also, you shall be required to have a mindset and approach to continuous improvement and innovation in rent review activities which will ensure the company is considered as best in class in these disciplines.

      Key Responsibilities include but are not limited to:

      • To ensure that all rent reviews within a specific region are progressed efficiently and to work with company agents to develop, implement and drive relevant regional or other strategies to maximise rental uplifts, always having regard to the terms of the lease and landlord and tenant legislation. Managing agents to ensure we drive maximum returns.
      • To operate a critical dates schedule for all future rent reviews and lease expiries, including key action and decision dates, including a process for ensuring no events are overlooked/delayed.
      • To ensure that agreed targets (percentage increase; rental growth; and contracted rent roll) are at least achieved and where possible exceeded.
      • To be responsible for all index-linked reviews being correct and applied promptly.
      • To be responsible for the implementation and completion of open market rent reviews, utilising all available comparable data provided by company agents or held within the company comparables register.
      • To present innovative ways in which the rent review and lease renewal process can be improved to maximise returns, streamline timescales and increase throughput e.g. trialling new initiatives such as the deployment of speculative expenditure etc. and to implement initiatives approved.
      • To ensure that customer (occupier) relationships are appropriately managed and strive to maximise customer satisfaction through the review process(es), maintaining open communication throughout with the Property Manager as principal occupier contact, seeking to improve customer satisfaction scores year on year.
      • To develop relationships with District Valuers (DV’s), NHS contacts and other customers and stakeholders to further improve the company’s ability to deliver a streamlined review
      • To work in partnership (via regular review and discussion) with the Property and Asset Manager(s) to ensure there is universal understanding of rental tones in each region so that rental income can be maximised from all enhancement activities.
      • To collaborate with colleagues from across the business to identify and agree regional strategies to maximise portfolio value and identify new opportunities, whether these be in portfolio, development or investment.
      • To provide regular forecasts at agreed intervals for all rent review and lease renewal activities to enable the business to have complete and transparent understanding as to the state of progress against performance targets.
      • To follow the directions of the relevant lease in regard to activation and operation of rent reviews.
      • To ensure all Time of the Essence requirements are met.
      • To keep within required time limits regarding rent reviews and other lease events.
      • Displays behaviours conducive to a leadership role.

      Knowledge, Skills, Experience & Qualifications:

      Essential:

      • Good “people” skills.
      • Good communication and negotiation skills.
      • Experience of managing Agents and external advisors.
      • Thorough knowledge and understanding of the rent review and lease renewal process as applicable to healthcare properties.
      • Strong knowledge of property legislation and case law.

      Desirable:

      • Knowledge of Word, Excel and Property Management System.
      • Strong Project and Programme management skills, with experience of managing large pipelines/volumes of activity.
      • Awareness of Health & Safety Legislation.
      • Member of RICS or AssocRICS, or working towards membership.

      Other Considerations:

      • Need to travel regionally and occasionally stay overnight in various locations.
      • Full and clean UK driving licence essential.
      • Willing to be flexible with working hours.
      • Attend staff meetings.
      • Attend on-going training.

      Salary and Benefits

      • Salary: to £60,000+ per annum (DOE)
