Property Manager

JOB DESCRIPTION – PROPERTY MANAGER

Langtree owns and manages a substantial property portfolio of 50 sites across the UK totalling 3 million sq ft. Managing property for clients such as John Lewis Partnership Pensions Trust and joint venture partnerships with Warrington Borough Council, Halton Borough Council and the government’s Science and Technology Facilities Council.

We are now looking for a Property Manager to join our growing team in Warrington.

Main purpose:

• Manage a small industrial portfolio across the North West, Yorkshire, and the Midlands
• Ensure the assets are managed to maximum efficiency, keep voids to a minimum and
ensure that full market rents are being achieved
• Manage the occupiers within the assigned portfolio and provide excellent customer service
• Manage the income and service charge budget for each asset
• Ensure that sites are maintained to a high level and all H&S legislation is being met

Key Duties:

• Be the first point of contact for all enquiries on the assigned portfolio. There may be a
requirement to cover the wider portfolio in the absence of other team members from time to
time
• Conduct viewings on vacant properties within the assigned portfolio
• Progress lettings in accordance with the operating procedures set by each landlord
• Prepare Heads of Terms, Leases and Tenancy Agreements
• Negotiate leases either directly with a prospective tenant, agent or solicitor
• Draft and issue S25 notices and negotiate lease renewals in line with set parameters
• Deal with other lease events such as surrenders, assignments, variations
• Ensure that the dilapidations process is triggered in a timely manner for lease expiries,
howsoever determined
• Manage vacant properties through weekly inspections
• Manage the service charge budget for each site within the assigned portfolio, including the
management of contractors for routine maintenance and project works
• Tenant liaison, proactive handling of tenant queries and complaints
• With support from the Group Associate Property Director, oversee capital estate or unit
specific refurbishment works

Previous experience in a commercial property environment is essential however training in
certain areas will be made available and there will be ongoing support from the Group Associate
Property Director.

We are looking for someone who is confident, conscientious, and proactive who can prioritise
their workload according to the demands of the portfolio.

The candidate will have great customer
service skills, a keen eye for detail and be proficient in the Microsoft Office Suite with an
emphasis on Excel, Word, and Outlook.

Terms

The position is full time, Monday to Friday from 8.30am to 5.00pm with 0.5 hours lunch break.
Holiday entitlement is 23 days plus bank holidays (rising to 25 days after 12 months service).
6 month probationary period.
Pension contribution from commencement.
There will be a basic salary plus a car allowance.
