Wrenman proposes 200 homes with Lake District view

Lancaster City Council has received outline plans from the land promoter indicating its intention to develop 28 acres on the land west of Slyne Road in Bolton-le-Sands.

Applicant Wrenman Strategic Land has pledged that 90 of the 200 homes would be affordable, amounting to 45% of the scheme.

According to a design and access statement compiled by CSA Environmental, more than 13 acres will be reserved as green and blue infrastructure, including safe walking routes, an off-lead dog walking area, a playground, and multifunctional open spaces.

Green space and ecological enhancement have been carefully considered in the application – exemplified by the proposal for an off-lead dog area, which the applicant said is necessary to mitigate potential increases in recreational pressure on Morecambe Bay as an ecological site.

The highest point of the undulating site would be reserved to ensure residents benefit from long-range views north towards the Lake District and west, towards Morecambe Bay, according to the plans.

This would be known as Drumlin Park, proposed on top of the drumlin, accessed by a landscaped green corridor splitting the site through its centre.

The lower points of the site would become basins to support drainage and reduce concerns around flooding.

The site lies within the North Lancashire Green Belt, but an independent review has deemed the land suitable to build on, given that it satisfies the NPPF’s ‘golden rules’, pertaining to plenty of green open space, and increased levels of affordable housing.

If approved, the predominantly two-storey houses would front a primary street accessed off Slyne Road, which would weave through the development, and be paralleled by a cycle path. Secondary access would be off Greenwood Drive.

Lane Town Planning is the planner working on behalf of Wrenman Strategic Land. Others on the team include Envirotech, Curtins, EPS, WSL, Redmore, UCM, and E3P.

A public consultation undertaken during May led to the scheme being reduced from 250 homes to 200.
