Work starts on Trebor’s Trafford Park industrial

Caddick Construction has begun building the 42,600 sq ft Ark 42 off Trafford Park Road, with a goal of having it ready for tenants by next spring.

Trebor Developments has developed the speculative industrial project in collaboration with The Prudential Assurance Company and M&G Real Estate. Ark 42 is targeting a BREEAM Excellent rating.

The Trafford Park building will boast 34,700 sq ft of warehousing space and 7,900 sq ft for offices. It was designed by UMC Architects.

Mark Wright, partner at Trebor Developments, praised Caddick for its work on the project thus far.

“We’ve been impressed by Caddick’s approach to the contract and we look forward to seeing this high-specification scheme emerge,” he said.

“Ark 42 is a rare opportunity in Trafford Park to see a new high-quality, speculative B2/B8 building having first-class environmental credentials.”

Caddick’s regional managing director for the North West, Dave Saville, added: “Our appointment to Ark 42 represents both our growth in the industrial and logistics sector and also our increasing footprint in Trafford, where there are some really exciting investments taking place.

“Being so well established in Manchester and the North West we have a network of local supply chain partners that we have engaged in our delivery of Ark 42.”

JLL is the project manager for Ark 42. The company’s head of the North West, Jonathan Wiedemann, spoke about the scheme’s appeal to prospective occupiers.

“Ark 42 is located in a prominent position, located in the heart of Trafford Park and within five miles of the city centre,” he said. “We’re excited to see the scheme come to life over the coming months.”

Planning permission for Ark 42 was secured in November last year with the help of JLL BWB, Urban Green, Crookes Walker, Thomasons, GeoAssist, and Prime Transport. You can see that original application by searching reference number 111644/FUL/23 on Trafford Council’s planning portal.

Ark 42 is just one project that Caddick is working on in Trafford. The contractor is also on-site with the first phase of Bruntwood and Trafford Council’s £50m Stretford regeneration project. In addition, Caddick is the main contractor for the £45m, 199-home high-rise element of Glenbrook’s Lumina Village project on the site of the former Kellog’s headquarters.
